Capital growth lifts waterfront Land to new heights at Coomera Waters

A vacant waterfront homesite at the award winning Coomera Waters was sold for a record price of $912,000 after achieving 38% capital growth over less than two years.
The 839sqm lot sold this month smashed the earlier waterfront land record of $820,000 set only in July. Both lots achieved over $1,000 per sqm.
Coomera Waters' developer Austcorp says that an undersupply of quality waterfront land on the northern Gold Coast had sustained sales throughout 2008, despite an overall softening of the property market.
"With legislation banning further canal developments in Queensland and more people seeking an aquatic lifestyle, waterfront homesites are highly sought after," said Austcorp Queensland general manager, Kerry Spencer.
"New waterfront lots at Coomera Waters are almost sold out, and buyers are now looking for what few re-sale opportunities there are in the community.
"The record-setting waterfront block is one of the best at Coomera Waters, with views looking down the tidal lake towards the entrance of the Broadwater. But at the same time, it shows the strength of sustained growth being achieved on the estate."
Mr Spencer said only three pieces of prime waterfront real estate remains, each boasting water frontages of 16 to 20 metres.
"Of the more than 1500 homesites in the Coomera Waters masterplan, just 149 are absolute waterfront, so these homesites present buyers with a rare opportunity to build their dream homes on the water at attractive prices," he said.
The three homesites, which are ready for settlement, range from 686sqm to 837sqm and are priced from $795,000 to $840,000.
"This land represents some of the best available on the Gold Coast, with direct deep water ocean access to the Broadwater and Moreton Bay," Mr Spencer said.
"They also come with approval for private pontoons and are situated close to the Coomera Waters Marina Village, which is the shopping and entertainment hub of the community and home to a 70-berth marina.
"What's more, owners of these homesites will live in a fully sustainable community where they can lead an active, water-based lifestyle surrounded by natural Australian bushland surrounds."
Completed waterfront homes in the community have recently sold for more than $2 million.
