Developer Austcorp is close to achieving sell-out of all waterfront homesites at its signature eco-development Coomera Waters, with 94 percent of waterfront lots now sold.
The looming sell-out comes at the end of a bumper year for the estate, which has experienced 55% increase in settlements during 2006/2007 financial year.
Of the 1556 homesites in the Coomera Waters masterplan, just 149 are absolute waterfront. Now only nine of these remain on the market.
Austcorp's Queensland land manager, Scott Biggs, said the final pieces of prime waterfront real estate were expected to be snapped up quickly due to their location, price and rarity.
"There's no doubt these remaining homesites have enormous appeal due to their prime waterfront location. Their quality and value are even further enhanced by the fact that six of them also back on to hectares of nature reserve, which can never be built out," Mr Biggs said.
"Buyers of these homesites will have water as their front yard and a protected nature buffer as their backyard – they are absolutely outstanding and unique in the Gold Coast market."
The remaining nine waterfront lots range from 686sqm to 770sqm and are priced from $725,000 to $820,000.
"With direct deep water access to the Broadwater and featuring approval for private pontoons, this land represents some of the best waterfront land available," he said.
"Waterfront land is highly sought-after on the Gold Coast, which is Australia's fastest growing region, as current legislation bans further canal development in Queensland.
"Demand for both marina berths and waterfront homesites is only going to rise."
The remaining waterfront homesites are situated close to the village's 72-berth marina and retail hub, which now boasts its own medical centre and pharmacy.
Mr Biggs said the majority of purchasers of waterfront land were local, from South Brisbane and the Gold Coast.
"Coomera Waters is unique in that it is a fully sustainable community where people can lead a quiet, water-based lifestyle surrounded by natural Australian bushland.
"Direct boating access to the Broadwater and Moreton Bay has been a major drawcard, along with the proximity to the extensive commercial and recreation facilities."
"Land values are continuing to soar on the Gold Coast and the latest KPMG population report shows the city is the fastest growing in Australia," Mr Biggs said.
"Since the launch of Coomera Waters in September 2000 we have seen non-waterfront land value more than doubled and waterfront land more than trebled. We can only assume the housing demand is going to increase in line with the predicted population boom of the northern Gold Coast."
Recent sales of completed waterfront homes in the community have reach over $2 million.
Coomera Waters is located off the Pacific Motorway, just east of Dreamworld on the corner of Foxwell and Colman Roads, in the burgeoning Brisbane to Gold Coast growth corridor.
In recognition of its environmental sensitivity, Coomera Waters was last year accredited with the prestigious ‘EnviroDevelopment' status by the Urban Development Institute of Australia. It is one of only six developments in Australia to be given the certification based on strict scientific benchmarks for environmental sustainable developments.
The community is just 40 minutes from Brisbane, 15 minutes from Southport and with easy access to the M1 Motorway, rail link and numerous public and private schools with future infrastructure to include university and TAFE campuses, library, shopping and entertainment in the planned Coomera Town Centre.
Special initiatives at Coomera Waters include an advanced communications network, water management system, building standards that promote energy efficiency and liveability, use of environmentally-friendly reticulated gas or solar hot water, a 24-hour on site security service and native flora and fauna protection measures.
