Non-waterfront Home Tops $1M at Coomera Waters

National developer Austcorp’s Coomera Waters residential community on the Gold Coast has set a new benchmark, with the record sale of a non-waterfront home for $1.09 million.

The latest sale was for a display home and broke the record set only three weeks earlier by a new five-bedroom home in Coomera Waters’ Veninde Lane. It sold for $985,000 by Jason Read of Guardian Realty.

The 420sqm display home which set the new price benchmark, was built by QMBA award-winner Petty Constructions as part of Coomera Waters’ Display Village located on the estate’s ‘million-dollar hill’, Village High Crescent.

Austcorp Queensland land manager Scott Biggs said the record sale price reflected the enviable location and upmarket design quality offered at Coomera Waters.

"The property is situated on an elevated site that boasts amazing never-to-be-built-out views over South Stradbroke Island and The Broadwater," Mr Biggs said.

"It also offers close proximity to Coomera Waters’ lifestyle facilities, including a stylish 72-berth marina, shopping precinct, and one of the two residents-only recreational clubs.

"This home has attracted a lot of interest and positive feedback, and I anticipate we will see similar properties snapped up soon with prices continuing to rise in line with our latest sale and the phenomenal growth being experienced on the northern Gold Coast."

The property was purchased by a Gold Coast family who are planning to move in.

Graham Hampton, of Petty Constructions, said the home’s architectural design and unique furnishings by Noble House Design were also a major selling point.

"We wanted to create a home that was really unique with standout features. That job was made easier by taking advantage of the site’s natural slope and fantastic north-easterly aspect," Mr Hampton said.

"The large verandas on both levels along with the pool, outdoor terraces and extensive landscaping make this the perfect home for entertaining friends or just relaxing."

Property prices at Coomera Waters have achieved steady growth since its launch in 2001. Waterfront land has more than tripled and dry land has more than doubled in value.

The record sale for a waterfront house and land occurred in January 2007 for $2 million, with a 982sqm home on the waterfront street, Buccaneer Way, Coomera Waters’ premier street.

Coomera Waters is a multiple award-winning eco-community on the Gold Coast north shore recognised for its environmental sustainability and quality living.

Land options at Coomera Waters include green and waterfront lots, as well as luxury villas. Land prices range from $325,000 through to $840,000 for one of the only two remaining waterfront sites in Buccaneer Way.

When finished in 2011, Coomera Waters will comprise an estimated 1556 homesites, built across 30 stages.

Coomera Waters Display Village comprises an additional three homes built by renowned companies Brett Ward Homes, Great Style Homes and Golden Edge Homes. In addition to the boutique display village, Austcorp and Master Builders Queensland this month announced plans to open a Coomera Waters Master Builders Queensland Display Village by mid 2009.

Coomera Waters is located on the corner of Foxwell Road and Harbour Village Parade. To get there, take Dreamworld Exit 54 off the M1 Motorway to Foxwell Road.

The community is just 40 minutes from Brisbane, 15 minutes from Southport and with easy access to the M1 Motorway, rail link and numerous public and private schools with future infrastructure to include university and TAFE campuses, library, shopping and entertainment in the planned Coomera Town Centre.
