A land release at Coomera Waters has smashed all sales benchmarks. A dry lot of 996sqm was sold for record price of $425,000 at Evergreen High, the latest stage completed at Austcorp's award-winning Gold Coast north shore development.
The homesite was among the more than $4 million in land sales at Evergreen High that settled at the end of December.
Coomera Waters is the signature eco-residential development by national property developer Austcorp Group Limited. It is located off the Pacific Motorway, near Dreamworld, in the Gold Coast-Brisbane growth corridor.
Austcorp's state land manager for Queensland, Scott Biggs, said Evergreen High was a highly anticipated release when launched to the market in early 2007.
"When the first stage of Evergreen High was released to the market it was snapped up so quickly we brought forward the release of the second and final lots in the stage," Mr Biggs said.
"It had been 24 months since our last land release so the response was strong and immediate."
"Evergreen High is gated and is one of the best stages in Coomera Waters with views to the Gold Coast hinterland and to Surfers Paradise."
"Lots are elevated to make the most of the views and more than 90 per cent of these lots either front or back on to natural parkland reserve, so it's not surprising that land here is fetching record prices."
Of the 96 lots in Evergreen High, only several remain for sale.
"Now that the stage is complete and builders are moving on site, for the first time potential buyers have an opportunity to see what it would be like to live here," Mr Biggs said.
"The remaining homesites are very generously sized, allowing people lots of room for architectural creativity, so they are expected to sell quickly."
Remaining Evergreen High homesites range from 880sqm to 1400 sqm and are priced from $295,000 to $419,000.
On completion in less than three years' time, Coomera Waters will comprise approximately 1600 homesites, in addition to its 20 kilometres of eco-trails, Marina Village shopping and business precinct, two resident's-only clubhouses and 17-hectare harbour with deep-water ocean access, including the 72-berth marina.
Some 26 of 30 stages have settled since Coomera Waters' inception in 2001 and combined with the latest $4 million in settlements, the total land settlements to date are 1000 lots with a combined value of more than $241 million.
The latest settlements follow the release of the Queensland Property Hotspots report which ranks Coomera among the top 12 hottest property spots in the state. Property analysts have nicknamed Coomera "Boomera" as the population of Coomera is expected to rise by 63,000 people by the year 2020.
"Although waterfront land prices have tripled in the past five years and dry lots have more than doubled, Coomera Waters still offers some of the most affordable land on the Gold Coast," Mr Biggs said.
"Anyone who bought a premium block of land in Evergreen High paid an average of $296,000, with several buyers being repeat buyers. This is becoming more frequent due to the price growth that land at Coomera Waters is experiencing."
In recognition of its environmental sensitivity, Coomera Waters has been awarded an EnviroDevelopment certification by the Urban Development Institute of Australia, symbolising its achievements in the areas of ecosystems, water, energy, community and waste.
EnviroDevelopment is a scientifically based industry branding system designed to make it easier for purchasers to recognise more sustainable projects.
Located just east of Dreamworld on Foxwell and Colman Roads, Coomera Waters is just 40 minutes from Brisbane, 15 minutes from Southport.
